About EPC Checker

EPC Checker lets you search the official register of Energy Performance Certificates by postcode and read the result in plain English.

We are an independent website. We are not part of the government and we are not affiliated with GOV.UK, MHCLG or any energy supplier.

Where does the EPC data come from?

The data comes from the official register of Energy Performance Certificates for England and Wales, published by the Ministry of Housing, Communities and Local Government (MHCLG).

We retrieve it from the government's Get energy performance of buildings data service, using its developer API, when you run a search.

The register covers certificates lodged since 2008, some of which have expired or been replaced, and we show the most recent certificate we find for each property.

Licence and attribution. Contains public sector information licensed under the Open Government Licence v3.0. EPC data is Crown copyright.

Address data. The service states that address fields are processed against Ordnance Survey AddressBase Premium, which incorporates Royal Mail's Postcode Address File, and that their use is subject to Ordnance Survey and Royal Mail terms. See the data service's licensing restrictions.

What does EPC Checker not cover?

• Scotland. Scotland has a separate register. Use the Scottish EPC Register.
• Northern Ireland. Northern Ireland also has its own arrangements.
• Properties without a certificate. A home with no EPC on the register will not appear, and some owners have opted their property out of the public register.
• Non-domestic buildings. This version covers homes. Commercial building certificates may be added later.

How accurate is the information?

We show what the register holds, so it is only as accurate and up to date as the certificate itself.

An EPC reflects the property on the day of assessment, and improvements made since then will not appear until a new certificate is lodged.

This tool does not replace the official certificate, so for anything legal or financial, view the certificate on the official GOV.UK register.

How is EPC Checker funded?

The checker is free to use, and we plan to earn money from clearly labelled optional services.

Where we offer to put you in touch with an installer, that section is marked as commercial and kept separate from our guidance, and we may receive a fee if you choose to go ahead.

Using the checker never requires you to share your details or use a partner, and our guides are written to help you whether or not you do.

How do we handle your privacy?

We do not store the postcodes or addresses you search for.

Searches are sent to the register through our server and the results are shown to you, without being saved in a database or cached on our side.
